Overview

Liz Suchy, a partner in the real estate practice group, has practiced in Fairfield County since 1993 concentrating in the areas of planning and zoning, inland wetlands and watercourses and other land-use related matters. Her practice centers on residential and commercial developments primarily in Norwalk, Connecticut where she has represented individual homeowners, schools, churches, industrial and manufacturing clients, medical marijuana dispensaries, private beach and golf clubs, national large-scale residential and commercial developers and others before Norwalk’s Conservation Commission, Zoning Board of Appeals, Planning Commission, Historical Commission, Harbor Management Commission, Redevelopment Agency, Zoning Commission and Common Council. She has also represented clients on other projects in Connecticut cities and towns including Wilton, Darien, Orange and Fairfield. Her broad-based experience has led her to be lead counsel on many of the most visible and prominent development projects in Norwalk over the past 25 years including Stepping Stones Museum for Children, Waypointe, SoNo Field House, Courtyard by Marriott in SoNo, Shorehaven Golf Club, Shore & Country Club, Spinnaker Development, Malta House, Metropolitan Realty, Stew Leonard’s, CVS, Chick-fil-A, SwimSeventy, Maritime Rowing Club, Metroflor, Bob’s Stores, and numerous other individual and corporate clients. She also represents clients seeking liquor permits from the State of Connecticut Department of Consumer Protection – Liquor Division/

Experience

Her experience as lead counsel in the entitlement and approval processes includes:

  • A four-story, 40-unit transit-oriented development (TOD) in South Norwalk, CT for which included street abandonment, acquisition of municipal property and all local zoning approvals
  • A 100,000 sq.ft. retail development in Norwalk, CT containing an 85,000 sq.ft. anchor retailer, 7,200 sq.ft. of smaller individual retailers and 4,000 sq.ft. of restaurant space which required special permit approval
  • A 4-story, 21,000 sq.ft. “Innovation Center” for artists, craftsmen and designers to collaborate and create new products for an international flooring company headquartered in Norwalk, CT which included the purchase and rezoning of state land, as well as local inland wetland and zoning approvals
  • A mixed-use TOD project consisting of the adaptive reuse of an historic former hat factory into 46 apartments, a new structure containing 149 units, office and retail space adjacent to the East Norwalk, CT train station which required text amendment, special permit and coastal approvals
  • A 6,000 sq.ft. brewery and taproom in Norwalk, CT
  • A mixed-use, multi-story TOD project adjacent to the South Norwalk, CT train station containing 122 units and retail space
  • Adaptive reuse of 29,000 sq.ft. of an existing manufacturing building in historic South Norwalk, CT into an entertainment venue containing bocce, billiards, indoor food trucks, live entertainment and other activities requiring site plan review and coastal approvals
  • A 6-story, mixed-use development containing 129 apartments and 3,800 sq.ft. of retail space in South Norwalk, CT requiring site plan review and coastal approval
  • A 26-unit mixed-use development in downtown Norwalk, CT requiring site plan and coastal approval
  • A 15,000 new bathhouse for an East Norwalk beach club for which variances, special permit and coastal approval was required
  • The adaptive reuse of an historic building in South Norwalk in to three artist live/workspace units for which text amendment, special permit and coastal approvals were required
  • Subdivision of 55 acres in Wilton, CT into five residential lots and associated open space
  • A 15-unit conservation development in Norwalk, CT requiring inland wetlands and zoning approvals
